EMRS Ridgewood Towers & Premier Rental Listings: A New Approach, in Partnership with Team EMPIRE

Good news, Team EMPIRE! We're excited to announce a streamlined process for Ridgewood Towers (RWT) & Ridgewood Premier (RWP) rental listings handled by EMRS. To ensure efficiency and convenience for everyone involved, we've implemented a new system that divides responsibilities among parties involve.

Breakdown of Responsibilities:
  • Listing Agent (EMRS): 45%
    • Owner coordination (from viewing to move-out)
    • Coordination with owners for specific issues
  • Assistance (Boss Alfredo Sanchez): 10%
    • Viewing and move-in assistance
    • Drafting of contracts and processing of move-in paperwork
    • Assistance with move-in paperwork and concerns
  • Client Agent (EMPIRE Agent): 45%
    • Marketing of units and lead generation
    • Recommended to be present for viewings (if possible)
    • Required to be present during move ins
    • Payment of a 500-peso fee to EMRS for move-in documentation (Will be deducted from your 45% share)
Why this system?
  1. Efficiency and convenience: Given the distance of Ridgewood for many team EMPIRE members, this system ensures that viewings and move-ins are handled efficiently.
  2. Comprehensive support: EMRS will handle all aspects of the rental process, from initial viewing to move-out, providing a seamless experience for both clients and owners.
  3. Focused marketing: Client Agents can concentrate on marketing units and generating leads, knowing that the rental process is taken care of by the Listing Agent and Assistance.
How it works:
  1. Inventory and communication: All available RWT & RWP units will be listed in the EMPIRE App and a dedicated GC for EMRS Ridgewood Rental Listings. Click Here to Join Group Chat
  2. Viewing appointments: A viewing form is required to schedule appointments. If Boss Alfredo Sanchez is available in Ridgewood on the same day, same-day viewings can be accommodated.

  4. Appointment coordination: Send the viewing form to Boss Alfredo Sanchez in advance for client registration and appointment scheduling.
  5. Upcoming viewings: Upcoming viewings will be summarized in a thread in the listing GC.
  6. Compensation: The compensation structure remains 45-10-45, with the indicated scope of work for each role.
  7. Exclusivity: This system is only applicable for all EMRS Ridgewood Towers and Ridgewood Premier Rental Listings. This set-up and commission sharing is only application for Team EMPIRE Agents.

FAQs as of August 26, 2024

  • Question: Any available parking slot? And how much?
    • Answer: We only have parking at Premier - 8k/month
  • Question: Are Pets Allowed?
    • Answer: In Towers 1-3, not allowed. In Premier - allowed but small 1 pet only. Subject to owner's approval/consent.
  • Question: Are sublease / airbnb allowed?
    • Answer: In Towers 1-3, allowed (Subject to owner's consent). In Premier - not allowed since there's a hotel operated by the developer.
  • Question: Any nearby market/store?
    • Answer: Yes. Alfamart at the Premier at the ground floor. The Premier's 1st and 2nd floor is dedicated for commercial spaces.
  • Question: What Internet Service Providers (ISPs) are available?
    • Answer: In Towers 1-3, we have PLDT, Globe, Converge, etc. In Premier, we don't have available ISPs yet because it's still under finishing and turn over stages until December 2024. No promises, but safest timeline would be January 2025, after the complete turn over.
    • UPDATED ANSWER: For Premier, according to their admin, CONVERGE line is expected to be operation by end of October 2024.
    • NEW UPDATE: For Premier, internet providers will be operational by Quarter 1 of 2025
  • Question: Are there amenities? 
    • Answer: For Towers 1-3, they can only access their amenities - No Access to Premier. For Premier, it's still under finishing stages but unit owners and tenants can access both Premier & Towers' Amenities.

  • Question: How do I register my client and schedule a viewing?
    • Answer: Send the Viewing Form to the GC together with 3 Unit Options to View. Check the App for real-time updated inventory.
