Step 1: Endorsement & Acceptance Letter
- Save the Endorsement and Acceptance Letter (EAL) below.
- Fill up the necessary information.
- Team Name: Luzon Leaders - EMRS [ Team Empire ]
- Sponsored By: Name of your Recruiter
- Assigning/Supervising Broker: Ellaine & Jeffrey Sanchez
- Sign and submit the EAL to your recruiter (Sponsor).
- The sponsor must send the EAL signed by you and your sponsor to Brian Punzalan
- The sponsor, supervising broker and unit team leader will sign your EAL.
- The sponsor will provide the approved and signed EAL.
- You will be needing your EAL as attachment for the next step.

Step 2: Create Your Leuterio Realty (LR) Account
- Ask your Sponsor for their Registration Link.
- Registration Link can be found by your sponsor in his/her LR Account
- National - If you live in the Philippines
- International - If you live abroad
- Fill up the necessary information and attach the important files needed.
- Complete your sign-up information.
Step 3: Watch the Video to Reveal FIRE Link
- Watch the video until the end to complete the rest of the process.
- After signing up and watching the video, a FIRE link will appear.
Step 4: Filipino Homes Institute of Real Estate (FIRE)
- Go to FIRE Website based on the link after completing the video.
- Click Register then fill up the necessary information needed.
- Invited by: Name of Sponsor (Ellaine & Jeffrey Sanchez)
- Example: Carlo Jay Manalo (Ellaine & Jeffrey Sanchez)
- Team Name: Luzon Leaders
- Please be aware that there's "Luzon Ledesma" among the options so kindly check on it that you choose "Luzon Leaders"
- Team Leader: Alejandro Mañalac
- Attach your approved and signed EAL upon signing up.
- Once signed up, go to DASHBOARD to see all 12 courses available.
- You only need to finish the first 3 Lessons and the Rent Manager Accreditation Video. Watch the video then answer the 10-item quiz at the end.
- Lesson 1: RESA Law by Doc. Eduardo G. Ong
- Lesson 2: Documentation & Titling by Atty. Walfrido Alcantara
- Lesson 3: Code of Ethics and Responsibilities by Engr. Eleanor Liganor
- Lessor 12: Be a Rent Manager
WARNING!
If in case you submitted your sign-up form and the website crashes, just relax and reload or refresh the website. This time try going to 'log in' instead of sign-up and try logging in with the email and password you used.
Once logged in, you'll be seeing the same sign-up form with a 'submit' button. DON'T push the red button then proceed with looking up the courses in the menu or in the left side of your screen. The list of courses must show up. By then you can start working on your 3 lessons.- Once you completed and passed the 4 lessons, go to CERTIFICATES.
- Click GENERATE CERTIFICATE to save the certificate on your device.
- Submit all 4 certificates to your recruiter (sponsor) for proper documentation and welcome poster.
- Your sponsor must attach your FIRE Certificates to your EMPIRE PRO Account under FH Accreditations as BOTH IMAGE AND FILE.
- You can check the welcome poster HERE at the official Facebook Page of EMRS Realty.
- Your sponsor will then add you to the different Official Messenger Group Chats of Filipino Homes, Luzon Leaders, EMRS Realty and Team Empire.
IMPORTANT NOTICE!
Until you're able to secure your PRC Accreditation & DHSUD Registration, you are only allowed to market and offer properties for lease and for resale (For Sale By Owner). You're not yet allowed to market and offer properties sold by property developers (Project Selling).- Note: You can still watch the rest of the lessons on your own pace from time to time.
Step 5: Mandatory Profile Picture and Cover Photo
- In order to formally inform everyone who knows you, Filipino Homes requires you to change your Profile Picture and Cover Photo.
- For the Profile Picture
- Send your clear photo to your sponsor.
- Must be wearing a formal corporate attire.
- Photo must be from the head to knee (or waist).
- We will be the one editing your profile photo for uniformity.
- The sponsor must submit your 3 certificates and formal photo to Brian Punzalan
- For the Cover Photo
- CLICK HERE to view and download your temporary cover photo. Please be informed that this will serves as your cover photo for now since you're not yet a PRC Accredited & DHSUD Registered Salesperson

Step 6: Team Empire Database Registration
- The sponsor must message Brian Punzalan to provide the following information:
- Full Name
- Name of Sponsor
- Phone Number
- Email Address
- Facebook Account Link
- Click the buttons below to join our Group Chats! Our Admins / Core Members will be approving your request to join once we have validated your endorsement letter:
- Team Empire - General Conversation
- Empire Announcement - Announcement Group Chat
- Please be informed that only the "Team Empire" GC will be available starting April 30, 2024.
- The new Empire Announcement GC will be available starting January 6, 2024.
IMPORTANT!
1. Our admins / core members will never accept request to join if you haven't changed your profile photo and cover with the correct format.
- CJ Manalo, our CORE and Team EMPIRE PRO Admin will be sending in an invitation for you to access our EMPIRE PRO app within 24 hours.
- Follow the instructions given in that email to activate your access to our APP.
- This APP can be used in both laptops, desktops, mobile phones and tablets as long as you have an internet to access it and a browser in your device.

- Go to the app
- Click the hidden menu (three lines)
- Click "Learn"
- Click "Courses"
- Click "EMPIRE PRO Tutorial Videos"
- Click "EMPIRE PRO Launch"
- You can watch the video from the app or through YouTube
Step 7: PRC Accreditation & DHSUD Registration
- For agents with existing PRC Accreditation & DHSUD Registration with another broker prior to joining Filipino Homes.
- Ensure that you already completed your dislodgement with your previous broker.
- For agents applying for the first time for PRC Accreditation & DHSUD Registration.
- Attend a 12-Unit CPD Seminar for Entry Level Salespersons.
- Filipino Homes provides FREE 12-Unit CPD from time to time.
- You may also attend other CPD Provider's Sessions (Fee Starts at Php 750.00).
- Complete the following requirements:
- For PRC Accreditation
- PRC Salesperson Application Form (Download Annex A)
- Orig and photocopy of Birth Certificate
- Orig and photocopy PSA Marriage Cert (if married)
- TOR / College Diploma / Certification of Graders (for those still completing their undergraduates)
- Undertaking and Declaration issued by the licensed REB (Download Annex B)
- Notarized 12 Units of Real Estate Brokerage Seminar Certificate
- Original copy of the Updated NBI Clearance (NBI Website & Procedure)
- Two (2) pcs Passport Size and 1x1 ID Photos for File card and Application form

- Photocopy of the valid PRC ID of supervising REB with 3 signatures.
- REB ID should be valid for at least six (6) months upon the RES application.
- Official Receipt (Application Fee of Php 450.00)
- Two (2) sets of Documentary Stamp.
- For DHSUD Registration
- DHSUD Application Form (Download Here)
- 2 Copies of 2x2 ID Photo
- PRC-issued Certificate of Registration
- PRC-issued Professional ID or Photocopy of Official Receipt (OR) if PRC ID is not yet available.
- Specimen Signature Form
- Photocopy of Cash Bond Receipt (Php 1,000.00)
- Photocopy of Official Receipt (Registration Fee)
- Photocopy of Letter of Engagement / Employment signed by the Broker (Download Here)
- Photocopy of Broker's PRC ID/COR with 3 Specimen Signatures
- Photocopy of Broker's DHSUD ID or COR
- EMRS Realty usually schedules the application day for both PRC & DHSUD batch by batch. Coordinated with your sponsor/recruiter for the schedule of application.
